We get notified instantly when you upload. We will review and let you know if anything else is needed.

What Documents Will I Need?

The documents required depend on your mortgage type. Here is a general guide — your specific checklist will be in your portal.

Home Purchase

  • Government-issued photo ID (2 pieces)
  • Employment letter (current, on letterhead)
  • Most recent 2 paystubs
  • T4 slips (last 2 years)
  • Bank statements (last 90 days)
  • Proof of down payment
  • Purchase agreement / MLS listing

Refinance

  • Government-issued photo ID
  • Employment letter
  • Most recent 2 paystubs
  • T4 slips (last 2 years)
  • Current mortgage statement
  • Property tax bill

Renewal

  • Current mortgage statement
  • Property tax bill
  • Employment verification

Self-employed? You may also need Notices of Assessment (2 years), T1 Generals, and business financial statements.
